The Lexington Community Development Agency is moving forward with an amended redevelopment plan for a senior housing project on Wycoff Drive and Hawks Lane.
During Monday’s CDA meeting, City Manager Joe Pepplitsch reminded the members of the plan, describing it as a 19-unit development targeting residents 55 and older in Lexington.
“The silver lining to this whole project is that it helps bolster workforce housing by opening up units and having seniors vacate existing single-family homes,” Pepplitsch said.
The project involves complex infrastructure planning, with the city handling street and utility installations on Wycoff Drive and Hawks Lane. Pepplitsch said one feature is a detention pond that will serve manage stormwater runoff for both the new 19 units and 15 previously developed units while simultaneously providing recreational amenities.

“We’ll have walking paths, fishing piers — similar to what Patriot Park has,” Pepplitsch said.
The development will be constructed in phases, with the first stage involving five units starting at the northern section of the project. The CDA will issue a tax increment financing note, with the city holding the note and monetizing the infrastructure investments.
Pepplitsch emphasized the project’s alignment with city development goals, noting it will help “alleviate blight and substandard conditions” in the redevelopment area while providing housing options for the community’s evolving demographic needs.
The proposed plan will require City Council approval following a public hearing on Tuesday, May 27, with final details to be negotiated in a subsequent redevelopment contract.
